Bridge Loan (Fix & Flip):

· 12-18 month term

· Close in 5 -10 days

· Up to 85% LTV / 15% down and 100% rehab

· 650 minimum credit score

· No prepayment penalty 

· The first payment is not due till the 3rd month 

DSCR (30-year fixed rate):

· 30-year term

· Close in 14 - 21 days

· Up to 80% on the purchase/ 20% down 

· Rates start at 7.25%

· Can adjust the loan to what you're comfortable with

Ground Up Construction:

· 12 - 24 month term

· Close in 7-10 days

· Up to 75% LTC

· No prepayment penalty

· Can use contractors agreement to qualify
